
Mortgage advice to buy home in Devizes
Taking the first step onto the property ladder is an exciting time but negotiating the world of mortgages can be tricky for First Time Buyers.
Stuart and Kate* approached Integrity Pensions & Investments to help them with their first purchase as they had been renting in Melksham for several years building up their deposit. Having saved up sufficient funds to cover the deposit and moving costs, they had found a property to purchase near Devizes and needed help securing a mortgage, particularly as their situation was not straightforward.
Stuart is self-employed, and different lenders require a variety of different documents to assess affordability. As Stuart’s business had made significant capital expenditure during the previous year this reduced the amount that some lenders were prepared to lend. Stuart and Kate opted for a 5 year fixed rate as they preferred the security of knowing their repayments would not increase during the first five years. The mortgage broker liaised with the lender’s underwriter and Stuart’s accountants to ensure the correct documentation was provided and the mortgage offer was issued in good time.
Whilst the legal work for the purchase took place, Integrity continually checked rates, requesting revised offers whenever rates decreased to ensure Stuart and Kate had the best product available.
As First Time Buyers, Stuart and Kate had little in the way of financial protection. As a young family they were keen to ensure they would be financially protected should the worst happen. Ian explained how the various protection products work and by assessing their current finances and future plans, he was able to advise on the correct level of cover. Stuart and Kate decided to apply for Life Cover, Critical Illness cover, Family Income Benefit and Income Protection, so they now have full financial protection to cover any eventuality.
Stuart and Kate have now successfully completed on their purchase and are settling into their new home in Devizes.
